Location 1002 Waiteika Road Area 128.2853 hectares (319.9929 acres) Effective farming area is approximately 110 hectares Rates District: $7,471.54 per annum Regional: $1,209.46 per annum Fonterra No. 41461 Fencing Boundary fencing consists of a mix of both Post and Batten/ Post and Wire with internal fencing being largely 3 wire electric along the races and 2 wire electric fences separating paddocks. Layout This farm is largely square in shape with a long road frontage the back of the farm runs along the Tanatra river. The farm contains approximately 53 paddocks most of which are milked off, some are also used for calf rearing purposes. The farm has good race systems with two main race systems servicing the farm and providing easy access and stock management. Contour The contour of this property is largely flat to easy in contour with approximately 5 hectares containing small Lahars. There is an airstrip on farm that was used for many years to support neighbouring farms. Although not currently being used the vendor believes it would be usable. Stock The farm typically winters approximately 300 crossbred cows with approximately 285 - 290 cows milked on a seasonal basis. 60 replacement heifer calves are reared and kept on farm until May when they are sent of farm grazing until the following May when they return home. Effluent Effluent is gravity fed from the cowshed to a three pond system and from there pumped to a travelling irrigator where it is spread on up to 30 hecatres of pasture. The Discharge permit is in place until December 2030. Supplements The vendor typically harvests approximately 250 Ton of pit silage along with 50 – 60 bales of hay (15 small bale equivalents). Depending on seasonal requirements a unit load of 52 bales (20 small bale equivalents) and up to 300 tonne of PKE mix is brought onto the farm. Main Dwelling An extremely tidy and well maintained 3 bedroomed and two bathroom family home. Along with 2 toilets the home has a lovely kitchen with open plan dining and living areas with 2 log fires, an HRV and heat transfer system keeping the home cosy. There are two separate sleepouts and 2 car garaging. Water Supply The water is sourced from the Tanatra river and gravity fed to the cowshed via a 65mm PVC pipe into 2 x 25,000 litre tanks, it is then gravity fed to the bottom 2/3rds of the farm. That water is also used for the cowshed and washdown purposes and it is also pumped to the top third of the farm. The main water line is largely 40 mm alkethene with laterals being either 25/20 mm alkathene. Most paddocks all have at least one drinking point with the paddocks in the bottom part of the farm having two. The farm receives both Spring and Autumn fertiliser applications, recent applications are as follows: Spring 2019 480 kg/ha mix of surephos/potash/urea. Autumn 2020 180 kg/ha mix of potash/urea. Spring 2020 480 kg/ha mix of surephos/potash/urea Autumn 2021 160 kg/ha mix of potash/urea. Nitrogen is applied strategically as required and the last two years have seen 150 kg/ha applied annually.
